The short answer: there is no single best property sourcing software in the UK. PropertyData is the best for deep data research, Searchland is the best for land and development sites, and Property Filter is the best for motivated-seller signals with training wrapped around it. If you're an investor or property sourcer who doesn't want to spend hundreds a month on software, but you want off-market leads AND a way to find investors who you can sell them deals to, you might want to consider Accelerator, at £9 a month.

I've been in UK property for 23 years. I co-founded the UK's largest property sourcing network and a peer-to-peer platform that funded £85m of projects. I've paid for most of these tools at some point over the years.

And here's the thing nobody selling software tells you... the tool does not do the deal. You do. So pick the one that fits the job you actually do every day, not the one with the longest feature list.

PropertyData: best for deep data research

If you want to understand a postcode inside out, this is the one. PropertyData pulls together Land Registry, Ordnance Survey, the Valuation Office Agency and a pile of other sources, then puts sold prices, rents, yields, comparables and a Plot Map showing boundaries and ownership in one place.

It also has a sourcing section that matches live properties to dozens of investor and developer strategies, plus a Deal Analyser for buy to let and BRRR.

Who it is for: investors, sourcers and developers who like to do their own research properly.

Price: from £15 a month plus VAT on the Basic plan (20 credits a month), up to £60 a month plus VAT for Unlimited. There is a 14-day free trial.

The catch: it is a research tool first. It will tell you everything about a street. It will not find you a buyer for the deal.

Searchland: best for land and development

Searchland is built for people hunting sites, not houses. You get UK planning applications, local plan policies and constraints like Green Belt, flood risk and conservation areas, plus land ownership, title boundaries and company ownership records. Then you can bulk send letter campaigns to the landowners from inside the platform.

Who it is for: developers, land agents, planners and land sourcers.

Price: the Standard plan is from £195 a month billed annually, with a 12-month minimum term. Pro and Max are price on request. A free trial is available after a demo.

The catch: if you are sourcing a three-bed terrace for a buy to let investor, this is a sledgehammer to crack a nut.

Nimbus Maps: best for commercial and mixed-use site research

Nimbus pulls land and property data, planning, ownership and over 30 million comparables into a map-based platform. The higher tiers add things like traffic and footfall data, distressed owner and tenant search, and commercial comparables. Deal sourcers are on its list of users, alongside surveyors, agents and developers.

Who it is for: commercial developers, surveyors, land agents and sourcers working on bigger sites.

Price: not published. Every plan is quoted after a demo.

The catch: no public price usually means it is priced for businesses, not for someone starting out from the kitchen table.

Property Filter: best for motivated-seller signals with training

Property Filter watches the listings for signs of a motivated seller: price drops, relistings and withdrawals. You save searches across postcodes, track properties and send direct to vendor letter campaigns. Every membership also includes training and a community with weekly live calls.

Who it is for: newer investors and sourcers who want software, a method and people around them in one subscription.

Price: the Explorer plan is £100 a month plus VAT, or £80 a month plus VAT billed yearly. Investor is £150 and Deal Maker is £250 a month plus VAT. All plans have an 8-day free trial and no contract.

The catch: you are paying for the training and community as well as the software. Great if you want that. Expensive if you only want the data.

PropertyEngine: best for on-market listing alerts

PropertyEngine searches on-market properties with alerts, plus calculators and area data. Step up to Pro and you get off-market searches, direct to vendor letters, branded brochures and a deal pipeline. The top plan adds an MCP server so you can plug it into AI tools like Claude.

Who it is for: buy to let investors and sourcers who want to be first to see the right listings.

Price: Basic is £24.99 a month, Pro is £89.99 and Ultimate is £199.99. There is a 14-day free trial and no annual contract.

The catch: the Basic plan does not include off-market sourcing or brochures, so most sourcers will end up on Pro.

Dealsourcr: best for quick deal discovery

Dealsourcr surfaces higher-return deals across refurbs, HMOs and buy to lets, with built-in calculators and an address lookup that pulls square metres, local sold prices, rents and cashflow. It has collected market data since June 2019 and also covers rent to serviced accommodation numbers like nightly rates and occupancy.

Who it is for: investors and sourcers who want to screen a lot of deals quickly.

Price: there is a free trial, but I could not find a published price on the homepage when I checked. Look before you sign up.

PropSourcer: best for sourcers who want to be found

PropSourcer is not software for finding deals. It is a directory and marketplace where investors search for verified property sourcers and enquire directly from your profile. You can also share your deals with its investor mailing list.

Who it is for: sourcers who already have deals and need more investors to show them to.

Price: a sourcer listing is £349 a year (it was on a £199 promotion ending 9 October 2026 when I checked). They say there are no per-lead charges and no referral commission on deals you close.

The catch: it brings investors to you. It does nothing to help you find the deal in the first place.

Accelerator: best for sourcers who need deals AND investors without a big monthly budget

Reminder: this is mine. So here is what it does, and what it does not.

Most sourcers I mentor have two problems. They are fighting everyone else over the same Rightmove listings. And when they do find a deal... they have nobody to sell it to. Accelerator tackles both of these problems in one place.

Who it is for: sourcers and newer investors who need leads, buyers and the numbers, and cannot justify £100 a month or more while they are getting going.

The catch (because there always is one): it has no planning or land data, so it is no substitute for Searchland if you are hunting development sites. It is not as deep on area research as PropertyData. It's new but is already feature heavy with a big focus on it being easy to use with many educational parts and a full 'how to use video library'.

How to choose property sourcing software

Ask yourself one question: what is actually stopping you doing a deal this month?

Then be honest about budget. If you've not done a deal yet, do NOT spend £250 a month on software. Start cheap, use it every single day, and upgrade when the deals justify it.

A cheap tool you use every day beats an expensive one you log into once a month.

Of the tools I checked on 7 October 2026, Accelerator is £9 a month and PropertyData starts at £15 a month plus VAT. PropertyEngine starts at £24.99. Public property records are free to search yourself, but slow to work through by hand.

Can software find off-market property deals?

Software finds signals, not deals. Price drops, withdrawn listings, tired, unmodernised homes and planning data all point to owners who might sell. You still have to write to them, speak to them and agree a price - that's how you make deals.

Do I need software to start property sourcing?

No. You need to be set up properly first: anti-money laundering supervision with HMRC, membership of a property redress scheme, ICO registration and professional indemnity insurance. Software saves you time once you're compliant.

How do property sourcers find investors to sell deals to?

Most investors buy through limited companies, so Companies House data is the starting point. Accelerator's Investor Finder lists the active property companies in an area, and PropSourcer puts you in a directory investors search. Networking and your own content still matter, because investors buy from people they trust.
